Now:  Our current real estate marketplace remains strong, although it has flattened out in the past 6-months.  The Corvallis real estate market benefits year after year from both the thoughtful development that occurs, strong local employers (OSU, HP, CH2M Hill, Samaritan Health Systems and multiple others) and the high level of living satisfaction that residents experience when living here.
 
In reference to the thoughtful development, Corvallis has a law that any person/developer with land that wants to develop their land as part of the City, and it is not currently within the City Limits, must be "annexed by vote" of the citizens.  What this does is help control the amount of active development to keep the development in line with the short/mid and long term goals of the city.  In addition, Corvallis has an urban growth boundary which defines how and where the City sees itself growing.  The result is that we do not have an overabundance of unsold homes or stagnant developments.  We have our ups and downs like most communities, but in general we have a very consistent, strong real estate market.  It also helps that we have apx. 20,000 OSU students who are constantly in need of housing. 
 
The Next 3-5 Years:  The outlook for Corvallis continues to be good.  Our community is becoming greener, we have smarter, more thoughtful development in the works and the economy appears bright with more creative thinkers moving here daily.  We do not expect to see any spikes in our real estate market, but we also do not expect any lows.  Over the past 20 years we have experienced consistent, modest growth in our Real Estate market.  Corvallis continues to be attractive to families, professionals and retirees.  Our proximity to the Pacific Ocean, the Cascade Mountains, the Willamette River and Portland, with the addition of Oregon State University and the creative companies in the private sector, and the outdoor, healthy lifestyle that is encouraged through the 100's of miles of biking and hiking trails will keep Corvallis a super desirable community.
